On closing day, we prepare a Statement of Adjustments to ensure you and the seller pay your fair share of annual expenses like property taxes or condo fees. I will meticulously review this document to make sure all calculations are accurate and that you are only paying what is legally owed as set out in your Agreement.
If a deal fails because a condition was not met (such as a buyer's financing condition or a home inspection), the contract may become void and the deposit is typically returned. However, if a buyer or a seller breaches the agreement, they risk being sued for the other party's losses and may forfeit the deposit. I recommend being proactive by reviewing your Agreement of Purchase and Sale with me before you sign to ensure your interests are fully protected.
